Selling a house in Cary and the Triangle

Two houses on the same street can sell four days apart or sixty-one days apart. The difference is almost never the market.

Whether it is a good time to sell a house is the wrong question, and it is the one everybody asks first. The market you are selling into is a Cary submarket, not a national headline, and within it the difference between a house that goes in four days and one that sits for sixty-one is almost never timing.

Almost every slow sale we look at afterwards turns out to have been invisible to the right band by a few thousand dollars.

What decides how fast a house sells?

Landing inside the correct search band, first. Buyers search in round brackets, and a house priced just above a bracket edge is not seen by the people most likely to buy it. Everything else — preparation, photography, timing — operates on the buyers who actually see the listing.

The second factor is the comparable set. A price defended by three genuinely similar recent sales holds through appraisal and negotiation; a price defended by the best sale on the street does not.

The third is condition relative to the band. A house at the top of its bracket is judged against the bottom of the next one, which is a much harder comparison than most sellers expect.

Preparation that pays for itself

In rough order of return. Everything below the line is optional; everything above it is not.

  1. Removing about a third of what is in the house

    The cheapest and most effective single action. Rooms photograph and show larger, and buyers stop cataloging your belongings and start imagining theirs.

  2. Paint, where it is tired

    Not everywhere — the rooms that read as dated or dark. Whole-house repainting is often unnecessary and is where sellers overspend.

  3. Light

    Bulbs to a consistent temperature throughout, blinds up, and any fixture that dates the room replaced. Cheap, and it changes every photograph.

  4. The approach

    Everything from the curb to the front door. It sets the frame for the entire viewing and is judged in about four seconds.

  5. Anything an inspector will certainly find

    Fix it before listing or price for it openly. Discovering it during due diligence hands the buyer a renegotiation you could have avoided.

Common questions

Should I renovate before selling?
Rarely at full scope. Cosmetic work that removes objections generally returns more than it costs; substantial renovation usually does not return its cost at sale and delays the listing. Fix what is broken, freshen what is tired, and price the rest honestly.
How is my house priced?
Against a specific set of recent comparable sales, adjusted for real differences, and tested against the search bands buyers actually use. You should be shown the comparable set and the adjustments, not just the conclusion.
What is a rent-back and should I ask for one?
An agreement letting you stay in the house after closing for an agreed period. If you are buying as well as selling, it is often the single most valuable term you can negotiate — frequently worth more than an equivalent amount on price.
Do I have to accept the first strong offer?
No, but understand what you are declining. In this market the strongest offers usually arrive early, because the buyers who have been waiting for your house have been waiting for a while.
