Carolina Preserve is the Del Webb community inside Amberly, at 115 Allforth Place. At 1,360 homes it is the largest age-restricted community in Cary by a wide margin, and it behaves as its own market — the comparable set for a house inside it is other houses inside it, not the Amberly houses across the road.
Most of Carolina Preserve’s homesites are in Chatham County, not Wake. Bradford Hall and some of the homes sit on the Wake side. Every address says Cary, NC 27519, and the county line runs through the community without announcing itself — which matters for the tax rate, and for anything else that follows county rather than town.
Del Webb, the active-adult brand of Pulte, developed it as one of eight residential neighborhoods inside Amberly — a master-planned community laid out in 1995 across more than 1,100 acres, entitled for up to 5,155 homes plus about 75 acres of commercial in a town center.
Bradford Hall is 35,000 square feet and, in the community’s own words, used by hundreds of residents daily. Fitness center, indoor pool and whirlpool, dance studio, pottery studio, a ballroom seating up to 160, a second kitchen for club use, library, billiards. Outside: a second pool, clay tennis courts, pickleball, bocce. More than 120 resident clubs run out of it. Residents also have access to the separate Amberly Residents Club.
That is the reason people choose this over a house half a mile away with more land, and it is a real trade worth naming: you are paying a monthly figure for social infrastructure you will either use constantly or resent. Buyers who use it do not move. Buyers who assumed they would and did not are the ones listing at eighteen months.
