      Luxury homes in Cary, NC — where the top of this market actually starts

      “Luxury” is a marketing word before it is a price band, and in Cary it is applied loosely enough to be useless. So start with what is actually measurable.

      The middle of the market, for reference

      As of August 2026, the median sale price in Cary was $645,000, median days on market 20, and median price per square foot $255 — down fractionally year on year on both price measures, and two days faster. Homes sold at 99.6% of list, with 29.3% going above it.

      Why there is no published luxury threshold for Cary

      There isn’t one, and any page that quotes you a precise figure is making it up. Redfin’s luxury data is defined as the top 5% of a metro’s price range and is published at metro level only — Raleigh is not currently broken out. Zillow’s top-tier index is the one methodologically stated public series that goes to city level. Everything else circulating is an agent’s estimate with no source attached.

      What can be said from the public record: $1M+ sales in Cary are recorded monthly at the Wake County Register of Deeds, and the top of the market clears $1.6M. In February 2026 the highest recorded Cary sale was $1,670,000, with four more above $1M behind it.

      What you are paying for above the middle

      Mostly land and build quality, in that order, and much less often the finishes — which are the thing the listing photographs. A house at this level in Cary is competing with new construction that can specify anything at the design center, so the resale case has to rest on something a builder cannot replicate: the lot, the trees, the street, the position.
