Current municipal property-tax rates are almost identical, so location and housing form usually matter more than taxes.

Cary is lower by 0.45 cent per $100 of assessed value for FY2027. On a hypothetical $500,000 assessment, that municipal-rate difference is only $22.50 per year.

That is why choosing between Cary and Raleigh on tax rate alone is usually a mistake. The recurring transportation, HOA, parking, home-maintenance and lifestyle differences can dwarf $22.50 a year.
Which is more walkable?
Raleigh offers more genuinely urban neighborhoods and destinations; Cary’s walkable environment is concentrated most clearly in and around downtown.

Raleigh is a much larger city with downtown, inside-the-beltline neighborhoods, mixed-use districts and a broader street/transit network. But “Raleigh” is too large to treat as a single walkability score: a downtown condo and an outer Raleigh subdivision are different products.
Compare the actual address against the places you will walk to weekly.
Which has better greenways?
Both have unusually large trail networks, so access from the property matters more than total mileage.

The property-level test is simple: Can you enter the trail system safely from the neighborhood without loading bikes into a car or crossing an arterial you would avoid with children, a stroller or at night?
Which has better public transit?
Raleigh has the broader city bus network; Cary has its own fixed routes and regional connections.

If transit is a real household requirement, compare current routes from the actual home to the actual destination rather than town-level system size.
Which is better for a commute to Research Triangle Park?
Cary often has the geographic advantage for RTP—especially from its western and northern areas—while Raleigh can be the stronger choice for downtown Raleigh, state government or other central-city work.
But broad city names hide route differences. An outer Raleigh address can be closer to RTP than an east Cary address, and a west Cary address can be far more convenient than a south Cary address for the same employer.

How do school assignments compare?

Do not compare the cities by a single school-rating average. For every serious property:
- verify the exact address in the WCPSS lookup;
- check cap status;
- check calendar;
- check proposed future assignment changes;
- evaluate school programs directly using district/state sources.

Which gives me more housing choice?
Raleigh gives you the broader urban-to-suburban spectrum; Cary gives you a broad suburban spectrum with a smaller historic/downtown core.
A buyer can find fundamentally different products under the Raleigh label: downtown condos, older inside-the-beltline houses, infill, mid-century neighborhoods and large outer subdivisions. Cary also varies, but more of its housing stock sits inside planned suburban communities.
Current inventory, price and days-on-market differences should come from live authorized market data rather than an evergreen paragraph.
A decision rule for Cary versus Raleigh
Pick the five destinations you use most often:
- workplace;
- school/childcare if applicable;
- airport or major travel route;
- grocery/fitness/healthcare;
- the place you actually spend weekend time.
Then score two or three candidate addresses—not two cities—on:
- peak travel time;
- walkability to something useful;
- trail/transit access;
- recurring ownership cost;
- school assignment if relevant;
- housing type/maintenance burden.
The city-level decision usually becomes obvious after the address-level test.
